Bigger scope, real project management, permits when required — and still a single point of contact.
When permits are needed. When engineering or design drawings come into play. When you're sequencing across multiple weeks. When you need someone to manage contractors, inspectors, and the overall timeline. That's us. We treat your small project like a big deal.
Complete basement rough finish. Framing walls, MEP rough-in (electrical, plumbing, HVAC), insulation, drywall to prime. Includes rough egress if needed.
Structural wall removal with engineered beam installation. Includes MEP adjustments, drywall on new configuration, to prime.
Gut and reconfigure. New layout plumbing, electrical, framing, shower surround drywall, toilet flange, drywall to prime. No fixtures or tile.
New room rough-in (addition or reconfiguration). Structural framing, MEP, insulation, drywall to prime. Permits, as required.
Engineering-designed beam installation. Includes posts, footings, support work. Often part of wall removal or addition projects.
Open-concept kitchen/living room. Wall removal, MEP adjustments, framing, drywall. Often structural; permits likely required.
Most complex projects need permits. In Minneapolis, structural work, MEP changes, and additions trigger permit requirements. We pull them, schedule inspections, and coordinate with the city.
If you're removing a wall, installing a beam, or making load-bearing changes, we bring in a structural engineer. They design it, we build it. Minneapolis is a cold climate — we need to think about snow load, frost depth, and general code compliance.
We partner with engineers who know the city and can turn designs around fast.
Application: We submit drawings and specs to the city.
Approval: City reviews (usually 1–2 weeks).
Inspections: Inspector visits during key phases (rough-in, structural, final). We coordinate scheduling.
