Small Time GC brings real project management — permits, coordination, quality trades — to the home improvement jobs that fall through the cracks. $1,800 to $30K. Done right.
Trades We Cover
No rolodex of unreliable subs. We handle the full range of residential trades, or coordinate with partners we trust.
How We Got Here
Our sister company, Load Bearing Wall Company, specializes in residential construction — removing load bearing walls, installing beams, opening up floor plans. Heavy structural work, done right, with permits and engineers on staff.
But once the structural work was done, homeowners were left with a familiar problem: a gaping hole where a wall used to be, exposed framing, torn-up floors, and a list of trades to coordinate — HVAC, plumbing, electrical, drywall, flooring, trim — before the house looked like a home again.
Finding reliable people to handle that work — on time, on budget, without babysitting — was harder than it should have been. So we built a company that could do it.
"After we got it back together, the house still needed to come back together. Drywall, floors, trim — the finishing work that turns a construction site back into someone's home. We got tired of coordinating with unreliable subs, so we built our own answer to it."
— Andrew, Load Bearing Wall Company
Small Time GC is that answer. Same management team. Same standard of work. Built specifically for the projects that are too involved for a handyman and too small for a traditional GC — the gap that most contractors don't want to fill.
Learn about Load Bearing Wall Company →You'll know the schedule before we start, and you'll hear from us if anything changes. Text, email, or call — whatever works for you.
We won't talk you out of permits to make the job easier. When a permit protects you, we get one.
Our work stops at primed drywall. You'll know that up front — not after you've signed.
You hired a project management team, not just a carpenter. We coordinate all the trades, set the schedule, and own the outcome.
Real ranges based on 25+ years of Minneapolis projects. Your number depends on scope, materials, and access.
Single-trade carpentry work. Framing, doors, blocking, closets. Usually one tradesperson, clean in and out.
Multi-trade coordination. Bathroom rough-in, kitchen reconfigs, basement utility work. We manage the sequencing.
Full project management. Permits, possibly engineering. Basement finish, structural work, major reconfigurations.
We'll give you a real quote after a site visit — not a number to get you to sign. Materials, access, existing conditions, and your timeline all matter.
Handymen are great for small stuff — door locks, simple repairs, one-off problems. We handle projects that need real project management: multiple trades, permits, sequencing, coordination. We're responsible for the whole thing, start to finish. And we've been doing it for 25+ years.
We stay focused on what we're excellent at — rough carpentry, drywall installation and finishing to paint-ready. Paint and stain require different expertise and equipment. It also gives you full choice of finisher. Most of our clients find their own painter; we're happy to recommend good ones.
Yes — when required. In Minneapolis, structural work, HVAC, plumbing and electrical need permits. We pull them, handle inspections, and coordinate with the city. We won't skip a permit to save you money because it's not worth the risk.
No — and you won't need to find one on your own. If your project needs drafting, design, or structural engineering, we handle that in-house or right next door through our sister company, Load Bearing Wall Company. One relationship, fully coordinated.
Start with a site visit. We'll look at what you're trying to do, ask questions, take notes, and give you a written estimate with timeline and scope. No pressure — if we're not the right fit, we'll tell you.
Minneapolis and the Twin Cities metro. We're based here, we know the area, the city requirements, and the good suppliers and trades. We're not looking to expand nationally — local is our thing.
Where We Work
Every pin represents a homeowner we've worked with across the Twin Cities — from Edina and the western suburbs to St. Paul and beyond.
